DEVELOPMENT APPROVALS
Four Seasons Ocean Club Residences receives government approvals
THE TRIBUNE • NOVEMBER 6, 2026 • MARKET IMPACT: HIGH
The proposed Four Seasons Ocean Club Residences on Cabbage Beach has received the necessary government approvals, according to the Department of Environmental Planning and Protection. The US$550 million project is planned for a 6.1-acre site between the RIU Paradise Island resort and Sunrise Beach Villas and is expected to include 67 private residences.
The developer must still resolve outstanding administrative matters before presenting its rollout plan. No construction start date has been confirmed. Public beach access and the accommodation of existing vendors will remain important issues as the project advances.
WHY IT MATTERS
A globally recognized hospitality brand committing to a major residential project reinforces Paradise Island’s position in the international luxury market. The next milestones—administrative clearance, construction timing and execution of the public-access commitments—will determine when the project begins influencing inventory, employment and surrounding property values.

ENERGY AND INDUSTRIAL DEVELOPMENT
Long-term agreement supports proposed Grand Bahama LNG hub
EXCELERATE ENERGY • NOVEMBER 5, 2026 • MARKET IMPACT: HIGH
Excelerate Energy and AxDo Bahamas have signed an 11-year LNG supply agreement supporting the development of an offshore storage and distribution hub near Grand Bahama. AxDo Bahamas will serve as an anchor customer, with the agreement providing for deliveries of up to 16 trillion British thermal units of LNG annually.
Initial deliveries are expected to begin in 2027 using existing supply and logistics infrastructure in Jamaica. A second phase proposes a floating storage unit near Grand Bahama in 2028, subject to final permitting, construction schedules and contractual conditions. The hub is intended to serve power generation, marine bunkering and regional distribution.
WHY IT MATTERS
Reliable energy supply is central to industrial investment, tourism operations and residential development. If completed, the hub could strengthen Grand Bahama’s role as a regional maritime and logistics centre while supporting more dependable energy infrastructure across the islands.
FAMILY ISLAND GROWTH
Long Island airport redevelopment highlights wider infrastructure needs
EYE WITNESS NEWS • NOVEMBER 5, 2026 • MARKET IMPACT: MEDIUM
With redevelopment of Long Island’s principal airport underway, residents and business leaders are calling for complementary investment in port facilities, banking, healthcare and other essential services. Their message is that better air access alone will not unlock the island’s full economic potential unless the supporting infrastructure develops alongside it.
WHY IT MATTERS
Improved airlift can expand tourism, construction and property demand, but sustainable growth depends on the wider network supporting residents and investors. Ports, healthcare, financial services and dependable utilities all affect the feasibility of new residential, hospitality and commercial projects.

CLIMATE-RESILIENT INFRASTRUCTURE
US$65.2 million initiative targets more reliable water systems
CARIBBEAN DEVELOPMENT BANK • NOVEMBER 4, 2026 • MARKET IMPACT: HIGH
The Caribbean Development Bank and Green Climate Fund have signed the funding agreement for a US$65.2 million programme designed to protect The Bahamas’ freshwater supply from hurricanes, flooding, storm surge, drought and saltwater intrusion.
The seven-year initiative is expected to begin in 2027 and directly benefit more than 215,000 people. It will strengthen governance, planning and climate-resilient water infrastructure in New Providence, Abaco, Acklins, South Andros, North and Central Andros, and Mangrove Cay.
WHY IT MATTERS
Water reliability directly affects development capacity, property operations and long-term resilience. Improvements to wellfields, pumping stations, storage, system connectivity and water-loss reduction can lower infrastructure risk in communities exposed to storms and rising sea levels.
AIRLIFT AND ACCESS
Western Air returns to North Eleuthera as infrastructure concerns remain
THE TRIBUNE • NOVEMBER 4, 2026 • MARKET IMPACT: HIGH
Western Air resumed service between Nassau and North Eleuthera on November 2 after suspending the route for a month because of deteriorating runway conditions. Resort operators welcomed the return, particularly ahead of the winter season, but called for consistent preventative maintenance and clear timelines for permanent improvements.
North Eleuthera is the principal gateway for Harbour Island, Spanish Wells and the surrounding communities. The disruption reduced domestic seat capacity while Governor’s Harbour Airport was also closed for upgrades, creating uncertainty for visitors, residents and businesses.
WHY IT MATTERS
Reliable airlift is an economic lifeline for Family Island tourism and real estate. Airport interruptions can affect guest bookings, construction logistics, investor confidence and access to essential services. The service resumption is positive, but the larger test is whether permanent runway and apron improvements move forward.
DEVELOPMENT HIGHLIGHT
Construction advances at The Penthouses at Goldwynn
THE PENTHOUSES AT GOLDWYNN • CABLE BEACH • DEVELOPER UPDATE
Work continues at The Penthouses at Goldwynn as the Cable Beach development moves closer to completion. The project combines panoramic ocean views, carefully planned residences and convenient access to Goldwynn’s established resort amenities, presenting a new chapter of beachfront living in Nassau.

WHY IT MATTERS
Visible construction progress is an important confidence signal for buyers monitoring Nassau’s branded-residence pipeline. Goldwynn’s continued expansion also demonstrates sustained demand for turnkey beachfront living connected to established hospitality services.
THE PULSE
This week’s stories share a common theme: major real estate opportunities depend on the infrastructure around them. Four Seasons and Goldwynn demonstrate continuing demand for branded beachfront residences, while the Grand Bahama LNG hub and national water programme point to long-term investment in the systems that support growth. Long Island and North Eleuthera show the same equation from a Family Island perspective—improved air access can create opportunity, but dependable utilities, ports, healthcare and public services determine whether that growth can be sustained.
