NATIONAL DEVELOPMENT

New national framework prioritizes resilience and economic diversification

UNITED NATIONS  •  OCTOBER 19, 2026  •  MARKET IMPACT: MEDIUM

The Government of The Bahamas and the United Nations have signed a new five-year Sustainable Development Cooperation Framework covering 2027–2031. The programme focuses on economic diversification, resilience to external shocks, improved social services and safer communities.

Implementation will be supported through a national steering committee, annual reporting and country-level plans intended to translate the framework’s priorities into measurable results.

WHY IT MATTERS

Diversification and climate resilience influence infrastructure planning, development approvals and the long-term security of property investment. The framework’s value will ultimately depend on which projects receive funding and how effectively they are implemented.

INFRASTRUCTURE

Glass Window Bridge (Eleuthera) set for $85 million redevelopment

OUR NEWS  •  OCTOBER 21, 2026  •  MARKET IMPACT: HIGH

The Government says an $85 million redevelopment of the iconic Glass Window Bridge is expected to begin during the first quarter of 2027, with completion targeted within two years.

The project represents a significant upgrade to one of Eleuthera’s most important transportation connections and best-known visitor attractions. It follows a $70 million pre-contract announced earlier this year that was to be supported through UK Export Finance.

WHY IT MATTERS

A safer and more reliable bridge should improve access between North and Central Eleuthera, strengthen emergency and utility resilience, and remove a longstanding infrastructure risk for residents, businesses and property owners.

ENERGY & UTILITIES

Abaco and Eleuthera hybrid-energy projects advance

THE TRIBUNE  •  OCTOBER 19, 2026  •  MARKET IMPACT: HIGH

The Government is advancing new hybrid microgrids for Abaco and Eleuthera as part of a wider effort to modernize electricity generation and increase the use of renewable energy.

Abaco’s planned 27-megawatt system and Eleuthera’s 20-megawatt system will combine solar generation, battery storage and liquefied natural gas. Both projects are targeted for commissioning during 2027, while the Government continues pursuing its goal of generating 30 percent of the country’s electricity from renewable sources by 2030.

WHY IT MATTERS

More dependable electricity can reduce operating disruptions and improve the feasibility of homes, vacation rentals, hotels and larger developments. Delivery schedules, generating costs and the resulting effect on consumer rates will remain important measures of success.

FAMILY ISLAND DEVELOPMENT

Family Island growth strategy expands to recreational infrastructure

THE TRIBUNE  •  OCTOBER 20, 2026  •  MARKET IMPACT: MEDIUM

The Government is examining opportunities to develop and upgrade golf facilities beyond New Providence, potentially through partnerships with private investors. The proposal forms part of a broader effort to expand recreational infrastructure and support economic activity across the Family Islands.

This complements the Government’s strategy of packaging infrastructure projects across multiple islands to create sufficient scale, improve financial viability and attract private capital.

WHY IT MATTERS

Well-planned golf and recreational amenities can strengthen resort positioning, increase visitor spending and support nearby residential demand. The investment case will depend on air access, utilities, maintenance costs, environmental planning and sustained private-sector participation.

GRAND BAHAMA POLICY

Grand Bahama reform proposal draws business-community response

GOVERNMENT, GBPA & THE TRIBUNE  •  OCTOBER 21–23, 2026  •  MARKET IMPACT: HIGH

The Government has proposed a new development framework for Grand Bahama, including a government-led Development Council, a review of the Hawksbill Creek Agreement and a proposed Grand Bahama Development Act. The objective is to coordinate development across Freeport, East and West Grand Bahama, and the surrounding cays.

The Grand Bahama Port Authority and members of the business community agree that modernization and renewed investment are necessary. However, they maintain that existing rights must be respected and that licensees, businesses, residents and investors require meaningful involvement in shaping any new framework. Formal public consultation is scheduled from November 1, 2026, through April 30, 2027.

WHY IT MATTERS

A coordinated island-wide strategy could unlock investment in tourism, housing, logistics, industry and commercial development. Investor confidence will depend on transparent consultation, legal certainty and preserving the competitive advantages that have historically supported Freeport’s economy.

THE PULSE

This week’s stories point to a common theme: the next phase of Bahamian real estate growth will depend as much on infrastructure and governance as it does on buyer demand.

The Glass Window Bridge and the Abaco and Eleuthera energy projects could remove practical constraints on Family Island investment, while the national development framework places resilience and diversification at the centre of longer-term planning. Grand Bahama presents the most consequential policy question: whether reform can improve coordination and accountability without weakening the legal certainty and incentives on which investor confidence depends. Across each initiative, execution, consultation and measurable delivery will determine the eventual effect on property values and development activity.
